SUMMARY: Underwrite, residential mortgage loans ensuring the loan complies with Farmers National Bank’s lending policy, secondary investor guidelines, and Federal and State Lending Regulations. Loan authority limits for investor and portfolio will be approved by the Bank’s Board based on underwriter experience and management recommendation.
ESSENTIAL DUTIES and RESPONSIBILITIES include, but are not limited to the following:
- Underwriting is defined by individually reviewing and making a loan decision for each loan file and if necessary, condition the loan to meet the Company and / or investor guideline
- Adherence to Reg B and Fair Lending Regulations.
- Ensures that all underwriting and conditions are properly documented and completed within 5 business days of receiving the file. Upon completion of the underwriting analysis, the incumbent approves the loan within assigned authority and issues a commitment letter or denies the loan request. If the loan is denied, prepares the Statement of Denial, completes Adverse HMDA, and submits the file to the Mortgage Underwriter Team Lead for second review.
- Validate income calculations prepared by the Processor.
- Completes the Self-Employed Borrower Analysis and Rent Schedules based upon Tax Returns in the file.
- Reviews appraisals per investor guidelines and identifies and corrects deficiencies. Completes the Appraisal Checklist, prepares Appraisal Delivery Letter, uploads Uniform Collateral Data Portal (UCDP) per investor guidelines, and sends the Appraisal to the borrower.
- Manage pipeline to meet contract or rate expiration dates
- Accountable for adhering to proper key controls developed within departmental processes or has notified the Underwriting Team Leader in writing of any exceptions.
- Provides instruction and leadership to team members
- Complete all mandatory and elective training, including BSA (Bank Secrecy Act) and Anti-Money laundering procedures. Maintain compliance with all appropriate laws and regulations
- Receive and complete other projects/tasks as requested by management to add value for Farmers National Bank.
- Regular, predictable attendance is an essential requirement of this position
EDUCATION And/or EXPERIENCE
- High School Diploma or GED require, Bachelor’s degree in a Business related field or minimum of three (3) years of mortgage underwriting experience preferred
- Direct Endorsement (DE) Certification preferred
- Minimum competencies required: Attention to Detail, Customer Service, Communication Skills (Interpersonal, Verbal, Written, Presentations), Organization, Teamwork, Problem Solving, and Consultative Sales
- Knowledge of mortgage lending functions Ability to effectively use computer software and systems
- Knowledge of banking mortgage regulations required including disclosure requirements
